Desktop review of Virtual Data Room (VDR) documents, including statutory permits, contracts and development budgets. We compile a comprehensive Risk Register paired with actionable mitigation strategies to be incorporated into Loan Facility Agreements. Findings are incorporated into Zero Report, setting the official operational and financial benchmark for subsequent monitoring.

A Developer's PM manages daily project execution to achieve the owner's commercial objectives. An LTA acts completely independently on behalf of the financing bank. The LTA’s sole responsibility is to protect the lender's capital by independently verifying that money is spent as intended, risks are managed and loan covenants are strictly respected.

Releasing loan funds based purely on developer invoices without physical site verification exposes banks to severe over-funding risks (e.g., funding 80% of loan value when only 50% of construction is physically completed). Our physical on-site audit guarantees that every euro disbursed matches verified, installed materials and executed works on site.

When a potential delay or cost overrun is identified, we immediately model its impact on the project completion date and debt servicing schedule. We evaluate whether the remaining un-drawn loan facility and developer contingencies are sufficient to complete the project (Cost-to-Complete analysis). If a deficit is identified, we alert the bank's credit team to request developer equity injection before certifying further drawdowns.

Our Lender Supervision reports are drafted in accordance with international institutional banking standards and can be directly submitted to syndicate banking partners, international development banks and institutional credit committees.
