Due Diligence.

RICS-aligned technical audits, risk identification and actionable CAPEX forecasting. We provide institutional investors, buyers and lenders with total clarity prior to real estate transactions.

Uncovering technical risks before commitments are locked.

In real estate transactions, unaddressed structural defects, non-compliant MEP systems or missing statutory permits can rapidly turn an attractive asset into a financial burden. Technical Due Diligence is about removing uncertainty, identifying what is wrong, what it will cost to fix and how it impacts the asset’s commercial value.

Operating in alignment with RICS Professional Standards (Technical Due Diligence in Commercial Property), we deliver independent, comprehensive TDD audits across all major asset classes (commercial office, retail, logistics, hospitality and residential). Acting for buyers, vendors or lenders, we translate complex engineering findings into clear, commercially focused insights.

For greenfield investments, we evaluate the technical and development viability of the underlying land asset, reviewing site constraints, infrastructure interfaces, utility provision, permitting pathways and key delivery risks. This enables investors to understand not only whether a project can be delivered, but also the technical challenges, costs and timelines that may influence investment performance.

Core elements of our Technical Due Diligence.

01
Greenfield Site Feasibility & Development Assessment Evaluating site development readiness, planning constraints, permitting pathways, utility infrastructure availability and technical risks impacting project feasibility and delivery.
02
Structural & Building Envelope Audit Evaluating structural integrity, foundation stability, facade systems, roofing, waterproofing and identifying active defects or degradation risks.
03
MEP & Building Services Inspection Assessing the remaining operational lifespan, efficiency and safety compliance of HVAC, electrical distribution, fire protection, lifts and plumbing infrastructure.
04
Statutory, Permitting & Legalization Review Auditing statutory documentation, including Building Permits, Occupancy Permits, zoning compliance, legacy permit conditions and ongoing legalization statuses.
05
10-Year CAPEX Forecasting Developing detailed year-by-year CAPEX roadmaps based on lifecycle costing standards, categorizing expenditures into Immediate/Mandatory Repairs (Year 1) and Medium-to-Long Term Asset Replacement (Years 2-10).
06
Environmental & Health & Safety (HSE) Screening Conducting Phase I Environmental Site Assessments (EDD), evaluating hazardous material risks, fire safety compliance and occupational health standards.
07
Asset Repositioning & Feasibility Assessment Evaluating physical expansion potential, floor loading capacities and technical feasibility for repositioning or repurposing legacy assets.
08
Vendor TDD & Reliance Letters Preparing vendor-side due diligence reports accompanied by formal Reliance Letters to accelerate transaction timelines for sellers.

A fast-track, 4-stage audit methodology.

01
Data Room Review & Desktop Study

Auditing available technical documentation in the Virtual Data Room (VDR). Reviewing as-built drawings, maintenance logs, utility contracts and historical permits. Defining site inspection focus areas and specialized sub-consultant requirements.

02
On-Site Physical Inspection

Conducting thorough, systematic visual inspections of all accessible structural and MEP areas. Reviewing operation & maintenance practices with on-site facility teams. Documenting physical defects, deferred maintenance and life-safety concerns.

03
Risk Quantification & CAPEX Modeling

Quantifying required remediation costs using actual market unit rates and RICS cost databases. Categorizing risks into critical deal-breakers (Red Flags), commercial impacts or routine maintenance. Drafting the preliminary CAPEX matrix.

04
Final Reporting & Transaction Support

Issuing the structured executive summary and detailed TDD report. Supporting the client’s deal team during negotiation and drafting Purchase Price Adjustments.

Actionable technical intelligence for transaction teams.

Common questions, candid answers.

RICS (Royal Institution of Chartered Surveyors) sets the global benchmark for technical real estate audits. A RICS-aligned report guarantees objective methodology, standardized risk categorization and rigorous cost estimation, making the findings instantly accepted by international institutional funds, cross-border buyers and financing banks.

Transaction timelines are often tight. We provide an initial Red Flag Report within 5 to 7 business days following site access and VDR made available, giving your deal team immediate leverage. The full, detailed TDD Report and 10-Year CAPEX Plan are typically delivered within 10 to 15 business days.

Buyer TDD is commissioned by the prospective purchaser or lender to independently verify asset condition and negotiate price adjustments. Vendor TDD is commissioned by the seller to streamline the deal process, providing a single, standardized technical report in the Data Room to accelerate buyer bidding and reduce transaction friction.

Yes. Our TDD reports are drafted to institutional RICS standards and can be formally issued to commercial banks, financial institutions and W&I underwriters involved in funding the transaction.
