While Project Management oversees the entire project ecosystem (contracts, master budget, overall timeline, construction monitoring), Design Management focuses intensely on the technical production of design documentation. Design Managers delve deep into engineering details, spatial coordination, statutory compliance and buildability to ensure the design team actually delivers what the project requires on time.
Most variations stem from incomplete design details or clashes between disciplines (e.g. HVAC ducts colliding with structural beams). We conduct rigorous cross-disciplinary audits and clash reviews before the tender package is issued. By resolving these conflicts on paper rather than on site, we eliminate the primary source of contractor variation claims.
We enforce a strict Design-to-Cost methodology. Rather than waiting for a completed design to run a budget check, we collaborate with the cost management team at every design milestone (Concept, Schematic, Detailed). If a design iteration exceeds the budget target, we immediately run Value Engineering sessions to adjust specifications before finalizing the documentation.
While the detailed BIM models and multi-disciplinary drawings are produced by the appointed design consultants, our role is to rigorously manage, audit and coordinate their outputs. We review clash detection reports, verify spatial logic, cross-check quantity data provided by the designers and oversee document workflows. Furthermore, we integrate seamlessly into client's preferred common data environment or document management platform.
